Questions to ask your builder before signing a contract

We understand you will have many questions about building or improving your home. We know because Jared and his wife recently renovated their own home in Seddon.

How long will the build take?

Hermes Building values reputation more than rapid turnover of jobs. This means we avoid taking on simultaneous projects if it will jeopardise our high-quality workmanship and delivery timeframes agreed on with you.

What are your prices?

This depends on your project, but we consider ourselves true value builders. We are certainly not budget or low cost builders. We use superior quality materials and construction techniques and our tradespeople are highly experienced, qualified and reliable. As a result, we often pay our sub-contractors a premium. How involved will I be in the process?

Poor communication is the number one source of issues between builders and clients. Keeping you well-informed and involved every step of the way is our promise.

How do I survive renovating and living in the project?

Good question! We know the answers because we’ve lived through it, too. Our advice is to: plan ahead as much as a possible, find a builder you are comfortable with, keep the communication channels open with everyone involved, be timely about your selections, plan a mid-renovation getaway and have a contingency plan for any unexpected setbacks or delays.

What about my kids?

Renovating, extending or building can be a challenging and disruptive time for a family. We make every effort to understand your family’s routine and to get to know your children – and pets, so that everyone’s experience during the build is memorable for the right reasons.

What is a Master Builder?

Master Builders is the major Australian building and construction industry association. Its primary role is to promote the viewpoints and interests of the building and construction industry and to provide services to members in a broad range of areas including training, legal services, industrial relations, building codes and standards, industry economics and international relations. Master Builders has more than 33,000 member companies with representation in every state and territory in Australia. Jared is a registered Master Builder.

What does being a Registered Building Practitioner mean?

The Victorian Building Authority (VBA) regulates building and plumbing practitioners to ensure the achievement of efficient and competitive building and plumbing industries in Victoria. Jared holds a residential building license (DBU 39703).

Do you care about the environment?

Jared is certified as a Master Builders Green Living Builder, which means he has completed training and adopts sustainable innovations and energy provisions in all of his operations.

Can I see your references and testimonials?

This is a must when considering any builder! Visit our About Us page or Contact Us today for a list of references.

Will you work with my architect of choice?

Yes, but we only work with fix fee architects. If you are looking for an architect to design your extension or custom-built home, we can recommend some we love working with.

What is a building warranty?

The law requires a builder to meet certain obligations when they do building work. These are called: ‘warranties’ in the Domestic Building Contracts Act 1995, and consumer guarantees’ in the Australian Consumer Law. You have rights under both laws. Consumer guarantees and implied warranties apply by law and cannot be signed away. You can use your implied warranties to make sure your building contractor:

  • uses good workmanship;
  • delivers everything listed in your contract; and ensures everything is in working order.

What’s the difference between an architectural builder and home builder?

Our role as craftsmen means we wrap form around space and realise the vision of the architect’s creative expression. A home builder is generally more focused on getting the job done to the best of their ability.

What should I look for in an architectural builder?

Look for a builder that guarantees their craft and has a proven track record in building homes with precision and beauty. Remember, price should not be the only criterion for choosing a builder. Knowing your building process will be well-communicated, smooth and finished on time is just as important. So, too, is ensuring your builder is accredited and offers premium insurances, warranties, testimonials and references.
